Essential Duties & Responsibilities

Maintenance Management: regular/daily onsite attendance is required.

Coordinate, schedule, and respond to resident/management requests and work orders.

Ensure all repairs and replacements necessary for community common areas and units.

Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.

Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager.

Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.

Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.

Maintain hazard communications program; teach and promote safe work practices.

Participate in unit inspections as requested.

Responsible for essential control of community.

Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.

Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.

Participate in on‑call emergency at community.

Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, dealing with inadequate service, etc.).

Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (e.g., “walk” units to ensure make‑ready and work orders are completed).

Personnel Management: supervise, train, and schedule maintenance staff under direction of the Community Manager.

Check the work progress of each staff member daily; provide immediate assistance and instruction if needed.

Provide Community Manager input regarding employee performance evaluations.

Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.

Promote harmony and quality job performance of staff through support and effective leadership.

Customer & Resident Relations: manage excellent customer service and monitor service request turnaround and responsiveness.

Project a favorable image of the community to achieve property objectives and public recognition.

Ensure consistency in dealing with residents on all matters.

Enforce policies of the community that the immediate supervisor delegates.

Education / Experience

High School Diploma or Equivalent.

EPA & CPO certification required; HVAC desired.

Basic computer skills and ability to perform all on‑site software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Affordable housing maintenance experience preferred.

Physical Requirements MS @ Small – Mid Sized Properties with smaller staff

Regularly required to move about, communicate, use wrists, hands, or fingers in repeating motions; assess accuracy, neatness, and thoroughness of work.

Frequent movement in tight spaces, across uneven terrain, ascending/descending stairs, ladders, ramps; work overhead; operate machinery, power tools, motor vehicles, golf carts; move objects of 100+ lbs.; exposed to weather and hazardous chemicals.

Occasional need to remain stationary for prolonged periods.

MS @ Large Sized Properties with large staff

Regularly required to move about, communicate, identify, inspect objects, assess accuracy and thoroughness of work.

Frequent movement in tight spaces, across uneven terrain, ascending/descending stairs, ladders, ramps; operate machinery; drive motor vehicles; exposed to weather and hazardous chemicals; able to work overtime, weekends, night hours.

Occasional need to remain stationary for prolonged periods; lift and place objects of 100+ lbs.; adjust and move objects of 100+ lbs.; exposure to hazardous chemicals.

License / Equipment

Must have reliable transportation due to emergency on‑call requirement.

Compensation: $25 per hour to $27 per hour. Additional benefits include medical, dental, vision, life, accidental, and disability insurance, 401k with employer matching, and commission & performance bonuses when applicable. Full‑time employees receive paid sick days and company holidays.
