Area Manager Overview The Area Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Supervisor. As an Area Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management – screen, hire, train, coach, and develop on‑site staff; complete weekly/daily office & maintenance staff schedules and assignments; handle performance issues and document as required.
Promote harmony and quality job performance of staff through support and effective leadership; ensure staff compliance with company policies and procedures.
Financial Management – achieve the highest possible net operating income through cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor deposit, rent collections, and vendor invoices for timely reconciliation; ensure accurate property closeout and ownership financial reports.
Strategic Leasing Management – develop yearly marketing plan, utilize marketing strategies & systems; ensure effective leasing techniques, proper documentation, resident complaint resolution, and retention programs; effectively show, lease, and move in prospective residents.
Administrative & Maintenance Management – ensure accurate administrative & leasing reporting; head emergency team for the property; monitor service request turnaround and maintenance staff responsiveness; maintain property appearance and coordinate repairs; plan and utilize property resources efficiently; oversee maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Education & Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills required; ability to understand and perform all on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Remain in a stationary or moving position for prolonged periods, including standing or sitting; perform repetitive motions with wrists, hands, and fingers; move objects up to 25 lbs in all directions.
Occasionally ascend/descend ladders, stairs, scaffolding, ramps, and step stools; work in overhead or confined spaces, small or enclosed environments, outside in various weather conditions; may work overtime, weekends, evenings, or nights; handle hazardous chemicals and operate machinery or power tools.
License / Equipment
Must have reliable transportation due to the emergency on‑call requirement.
Salary Range $33 per hour to $35 per hour
