Leasing Manager

The Leasing Manager oversees all aspects of leasing and marketing at the property, working closely with the Community Manager to set leasing goals and develop strategic marketing plans to achieve budgeted occupancy. The role involves leading the leasing team, ensuring effective leasing and marketing, and fostering positive resident relations. Essential Duties & Responsibilities

Strategic Leasing Management Regular/daily onsite attendance is required Ensure staff leasing techniques are effective in obtaining closure, following up, signing/documenting leases, and reporting systems are accurate and up to date. Audit all lease files to ensure adherence to policies and procedures. Handle resident complaints, concerns, and requests to ensure satisfaction. Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter). Effectively show, lease, and move in prospective residents. Marketing Management – Assist in developing the annual marketing plan and budget, implement marketing efforts, manage outreach campaigns, and assist with design to generate traffic. Monitor leasing/renewal progress, focusing on areas needing additional support. Supervise planning, preparation, and implementation of all leasing and renewal events approved by the Community Manager. Maintain thorough product knowledge of the property and competition, complete weekly market survey reports. Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy. Personnel Management – Assist the Community Manager in screening, hiring, training, coaching, and developing on‑site staff; ensure compliance with company directives and training benchmarks. Promote harmony and quality job performance through support and effective leadership. Ensure staff compliance and consistency with company policies and procedures. Administrative Management – Manage excellent customer service, monitor service request turnaround, maintain property appearance, conduct regular inspections, supervise business functions, and utilize property resources efficiently. Education / Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or one year’s experience in the housing industry. Ability to understand and perform all on‑site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements

Regularly required to remain in a stationary position, often standing or sitting for prolonged periods; communicate with others and repeat motions involving wrists, hands, and fingers. Frequently required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, move about to accomplish tasks, operate motor vehicles or golf carts, evaluate work, and traverse various terrains. Occasionally required to move within tight and confined spaces, work overhead, reach, lift and place objects up to 25 lbs, operate machinery, and be exposed to hazardous chemicals; may work overtime, weekends, night hours (emergencies), in extreme temperatures or outdoor environments. Salary Range : $14 per hour to $16 per hour At Asset Living, a variety of factors are considered in making compensation decisions, including skill set, background, training, certifications, and relevant experience.
