The Affordable Housing Specialist is responsible for supporting property management teams in maintaining full regulatory compliance across a portfolio of affordable housing communities. This includes monitoring resident certification processes, preparing for inspections, and managing complex compliance events. The ideal candidate is detail-oriented, organized, and knowledgeable in HUD, LIHTC, and other affordable housing programs. Essential functions and responsibilities
Application & Recertification Processing Provide on-site support to property management teams in processing initial move-ins, annual recertifications (AR), interim recertifications (IR), initial certifications (IC), and move-ins (MI). Ensure compliance with program-specific requirements including LIHTC, HUD, HOME, and other affordable housing programs. File Review & Documentation Accuracy Review all certification files for completeness and accuracy using FG standards and program-specific checklists. Confirm all required documents are current and correctly completed prior to submission. Resident Notification & Document Collection Manage 120, 90, 60, and 30-day recertification timelines, ensuring timely resident communication and document collection. Proactively follow up with residents to avoid non-compliance due to missed deadlines or incomplete paperwork. Inspection Preparation & Support Assist in preparing for Management and Occupancy Reviews (MOR), NSPIRE inspections, and annual audits conducted by HUD, state agencies, or investors. Work with site teams to ensure files and physical units meet inspection readiness standards. Compliance Event Management Lead the coordination and documentation for major compliance events including: Resyndication processes Second allocations of tax credits Post-acquisition rehab compliance transitions Ensure all stages of compliance are met, tracked, and documented throughout each event. Resident Education & Communication Clearly communicate program requirements to residents to ensure they understand expectations. Provide guidance and support in gathering documents and preparing for certifications or inspections. Qualifications
2+ years of experience in affordable housing compliance, LIHTC, or HUD program management. Strong knowledge of federal, state, and local affordable housing regulations. Familiarity with compliance management systems (e.g., Yardi, RealPage, or other industry software). Strong communication, organization, and follow-up skills. Ability to travel to multiple properties for on-site support. Work Conditions
