Boulo Solutions is partnering with a Birmingham, AL based Commercial Real Estate firm to help them find their next Commercial Property Manager. Candidates should have a minimum of 8 years of experience in property management and hold a CPM designation. We would love to hear from qualified applicants! Reporting to the VP – Property Operations, the Property Manager will oversee daily operations of properties within the firm's managed portfolio, helping to relieve the VP of routine responsibilities and focus on strategic growth, business development, and portfolio oversight. The Property Manager may also supervise staff as directed by the VP. Essential Responsibilities include, but are not limited to: Daily: Providing quality customer service to tenants and owners Communicating with tenants and returning calls/emails by end of day Implementing work requests, follow-up, project management, vendor bidding, site visits, and work verification prior to payment Collaborating with leasing, maintenance, investment, and accounting teams to meet property and company goals Managing property expenses, approving invoices and work orders within spending limits Conducting property and work inspections Performing site visits to monitor maintenance and vendor work Coordinating with vendors and meeting them as needed Handling accounts receivable, collections, and coordinating with owners or attorneys on delinquent accounts Conducting move-out and lease termination inspections Reviewing and processing new leases and amendments Partnering with construction teams on tenant fit-outs and capital projects Monthly: Participating in after-hours on-call as scheduled Visiting tenants Reporting financial variances to the Asset Manager Providing quarterly reports to third-party clients Annually: Meeting with owners/clients Creating and managing annual operating and capital budgets Rebidding and negotiating vendor contracts Reconciliation of operating expenses with accounting Additional Functions: Managing property transitions, acquisitions, and dispositions Overseeing capital and tenant improvement projects Supporting brokerage and accounting departments Providing oversight and training to property management staff Supporting leadership activities and procuring new business opportunities About Boulo: Boulo is a recruiting platform that emphasizes a skills-first approach to help professionals stand out to hiring managers.
