Job Title: On-site Residential Property Manager

Salary Range: $160,000-$180,000 Location: New York City Fully Onsite (Potentially multiple locations) Perm A leading residential property management firm is seeking a

skilled On-site Property Manager

to oversee the day-to-day operations of a residential building in

New York City . The portfolio includes

cooperative (co-op), condominium (condo), and rental properties , and the ideal candidate will have experience managing one or more of these asset types in a fast-paced urban environment. This role involves direct interaction with residents, board members, and vendors, and requires a hands-on, customer-focused manager with strong financial, operational, and compliance skills. Key Responsibilities:

Serve as the on-site representative for all building operations related to co-op, condo, or rental property management.

Deliver responsive and professional customer service to residents by promptly addressing calls, emails, and concerns.

Supervise on-site building staff, including the Resident Manager/Superintendent, and collaborate to resolve maintenance and service issues.

Manage the rent collection process, billing, and financial tracking for the building.

Prepare and deliver monthly financial reports, annual budgets, and board packages.

Act as the primary liaison with the Board of Directors and attend board and annual shareholder meetings.

Conduct regular on-site inspections to monitor building conditions and identify maintenance needs.

Administer alteration and decorating agreements, reviewing and approving submittals.

Oversee capital improvement projects (e.g., façade repairs, elevator upgrades, HVAC systems).

Enforce building rules and ensure adherence to co-op/condo governing documents (house rules, bylaws, proprietary leases, offering plans).

Monitor compliance with NYC building codes, DOB regulations, and related city/state requirements.

Manage vendor contracts, review insurance documents, and coordinate third-party services.

Utilize platforms like

BuildingLink

for communication and recordkeeping.

Qualifications:

Minimum

3–5 years of experience

in

co-op, condo, or rental property management

(NYC experience preferred).

Strong working knowledge of

NYC local laws , building codes, and compliance procedures.

Proficiency in Microsoft Office Suite (Outlook, Word, Excel, Teams); familiarity with property management platforms (e.g., BuildingLink).

Solid understanding of building operations, budgeting, arrears management, and capital project planning.

Experience managing on-site building staff and vendor relationships.

Excellent written and verbal communication skills.

Strong organizational and problem-solving abilities with a hands-on, service-oriented approach.
