Overview Provides management, direction, and leadership to ensure the property is maintained and operated in accordance with KWPM objectives. Property Managers are certified and licensed by the State of Florida for Community Property Manager (CAM).

Responsibilities

Act as the key employee liaison between the client, KW Property Management, and internal support staff, projecting a professional and competent image through friendly customer service, timeliness, and professional appearance.

Work closely with the Association Board of Directors and/or the Developer to manage and operate the community, facilitate solutions to problems, and supervise the on-site team to ensure services meet contractual obligations.

Prepare annual budgets for the association; analyze and distribute monthly financial statements, including operating variances from budget, cash management, and strategies for collection of receivables.

Maintain complete and accurate property files and records; provide prompt, detailed, and accurate status reports on all assigned properties.

Supervise on-site staff; develop specifications, evaluate service needs and performance, and ensure adherence to safety standards and professional conduct.

Establish and maintain collaborative working relationships between departments; prepare for and chair team meetings; stay current on state statutes and client community documents.

Coordinate move-in processes with new resident representatives; orient staff and residents to services and community rules.

Present management reports, including financial overviews, project updates, and recommended actions; prepare professional presentations of reports, budgets, and analyses.

Monitor and manage contracts, obtain insurance certificates and licenses for vendors, and maintain records in line with company standards.

Maintain association communications (menus, newsletters, website updates) and manage documentation within management support systems.

Process violations, work orders, architectural control applications, lease applications, and sale applications as required; manage cash balances and capital improvement funding; monitor aging reports and legal actions as needed.

Navigate BOD meetings when necessary according to Roberts Rules of Order; ensure high standards of performance and service delivery across the team.

Qualifications Required

High School education or equivalent.

Strong working knowledge of customer service principles and practices.

Ability to read, analyze, and interpret technical procedures, leases, regulations, or documents of similar complexity.

Proficiency with Microsoft Office Applications.

Florida CAM license.

Valid Florida Driver’s license.

Flexibility to work extended hours, including nights and weekends as needed.

Ability to respond to emergency situations in a timely manner.

Some locations may require bilingual abilities in English and Spanish.

Preferred

Bachelors degree.

Seven (7) years of experience as a Community Property Manager managing community operations, including supervising staff and service contracts.

Additional Information This is a full-time exempt position. Days and hours are Monday through Friday; business hours are determined by the client’s needs. Travel locally for training and meetings as required.
