Position Summary Leasing Consultant
– Responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.
Responsibilities
Property leasing and administration
Regular/daily onsite attendance is required
Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease
Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow‑up
Complete all leasing paperwork before move‑in
Assist with lease audits, walking units, and turn process
Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals
Perform various administrative tasks as needed
Deal with resident complaints, concerns, and requests to ensure resident satisfaction
Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter)
Contribute to the general upkeep and cleaning of office, common areas, and model units
Assist in implementing the annual marketing plan outreach
Review and analyze market surveys to generate ideas and formulate plans
Maintain thorough product knowledge of the property, competition and market conditions; complete weekly market survey reports
Manage excellent customer service and monitor service request turnaround and responsiveness
Project a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community delegated by the immediate supervisor
Qualifications
TAX CREDIT / AFFORDABLE HOUSING EXPERIENCE PREFERRED
High School Diploma or Equivalent
Ability to understand and perform all on‑site software functions; basic computer skills required
Must have basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Regular movement and communication tasks; repetitive motions with wrists, hands or fingers
Frequently required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, etc.; may stand or sit for prolonged periods
Occasionally required to move self in different positions, work in tight or confined spaces, overhead positions, lift or move objects up to 25 lbs, operate machinery/power tools, operate vehicles or golf carts, assess accuracy, work overtime, weekends, night hours, extremes of temperature, outdoor precipitation and wind, small or enclosed spaces, hazardous chemicals, traverse terrain
Salary & Benefits Salary Range : $22 per hour to $22 per hour

When selecting the top candidate, the offer depends on the candidate’s relevant experience for the role.
