Leasing Consultant The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.
Essential Duties & Responsibilities
Attend the property on a regular/daily basis.
Show, lease, and move in prospective residents; greet, qualify, and tour the community and sign leases.
Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and following up as needed.
Complete all leasing paperwork before move‑in.
Assist with lease audits, walking units, and the turn process.
Maintain accurate prospect traffic and leasing data, responding to lead inquiries within 24 hours.
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and meet or exceed leasing goals.
Perform various administrative tasks as needed.
Handle resident complaints, concerns, and requests to ensure resident satisfaction.
Assist in developing and implementing resident retention programs (e.g., events, promotions, newsletters).
Contribute to the upkeep and cleaning of the office, common areas, and model units.
Assist with marketing and outreach, including implementing the annual marketing plan and reviewing market survey/analysis.
Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.
Provide excellent customer service, monitor service‑request turnaround, and project a favorable image of the community.
Enforce community policies as delegated by the immediate supervisor.
Education & Experience
High School Diploma or Equivalent.
Basic computer skills and familiarity with on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Tax credit/affordable housing experience preferred.
Physical Requirements
Regular movement to accomplish tasks, including walking and carrying objects up to 25 lb.
Use of ladders, stairs, scaffolding, and other equipment; frequent standing or sitting for prolonged periods.
Ability to work in various environments, including outdoor conditions, confined spaces, and hazardous areas.
Occasional overtime, weekends, night hours, and emergency work.
Compensation Salary: $22 per hour. Benefits include medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses when applicable; paid sick days and company holidays.
