What is an Occupancy Verification? The purpose of the property inspection is to verify property occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant. Inspectors contract at a county level, meaning you would be responsible for completing all inspections in your county (or sharing the county with another inspector if volume warrants it).
Responsibilities
Complete inspections within 4 days after assignment, typically taking 5–6 minutes per visit
Report general property conditions and determine occupancy based on industry standards
Take 9+ photos of the property with brief comments
Complete a short form in a mobile app
Spend extended periods driving and making numerous stops during the day in the assigned territory
Requirements
Computer with an internet connection
Reliable vehicle (good gas mileage is a plus; you will pay for your own gas)
Smartphone (Android or iPhone)
Printer
Pass a standard background check using a valid driver’s license
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. You can expect to earn the equivalent of $30–$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20–500 inspections per month, working 2–30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set minimum; work is consistent month to month.
Earn more as you become established, have greater availability, or cover a larger territory. No additional mileage reimbursement beyond the flat fee per inspection.
