Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but the ability to manage time and meet deadlines is critical.
Occupancy Verification Mortgage lenders require periodic updates on their properties. Independent contractors conduct inspections to:
Verify property occupancy.
Report on the general condition of the property using a mobile application.
Provide interior photos for properties that have gone vacant (about 10% of inspections).
Most inspections are exterior‑only and typically last 5‑6 minutes.
Responsibilities
Complete the inspection within 4 days after assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods of time driving while making numerous stops during the day within the assigned territory.
Requirements
Computer with an internet connection.
Reliable vehicle (good gas mileage is a plus; you pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate; rates vary by county and volume. Although you are paid per inspection, you will earn the equivalent of
$30‑$40 per hour.
Depending on the county and whether it is urban or rural, you will complete anywhere from 20–500 inspections per month working 2–30 hours per week. Lower‑volume counties offer higher rates, while higher‑volume counties offer lower rates. The work is consistent month‑to‑month.
