Job Overview
Mortgage Field Services Inspector
– FAR Inspections is looking for highly motivated independent contractors to perform residential occupancy verifications on behalf of mortgage lenders. Based in Reno, NV, we have been in business for over 9 years. This role offers a predictable full‑time or supplemental income with flexible scheduling.
What is an Occupancy Verification? The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
You will be responsible for completing all inspections in your county, potentially sharing the workload with another inspector depending on volume.
Responsibilities
Complete each inspection in 5-6 minutes.
Submit the inspection within 4 days after assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in the mobile app.
Drive extended periods making numerous stops while covering the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle with good gas mileage.
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver's license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary by county and volume, but you can earn an equivalent of $30–$40 per hour.
Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2 to 30 hours per week. Lower volume counties offer higher rates, while higher volume counties offer lower rates. There is no set monthly inspection quota; work remains consistent month‑to‑month.
You can earn more as you establish yourself, increase availability, or cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
