FAR Inspections, based in Reno, NV, seeks motivated individuals to perform residential occupancy verifications for mortgage lenders.
Independent contractors earn predictable full-time or supplemental income with a flexible schedule. No experience with mortgage field inspections is required, but you must be able to manage time effectively and meet deadlines.
What is an Occupancy Verification? The purpose of the property inspection is to verify property occupancy and report on the general condition of the property using a mobile application.
Verify property occupancy.
Report general property condition via mobile app.
Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Inspectors work at the county level and may share counties with other inspectors if volume permits.
Responsibilities
Each inspection typically takes 5-6 minutes.
Complete the inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Must be able to drive extended periods of time, making multiple stops during the day, within the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage preferred).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay & Hours This is a 1099 position; each inspection has a flat rate that varies by county and volume. Approximate earnings translate to $30–$40 per hour.
Work volume ranges from 20 to 500 inspections per month, depending on county, with 2–30 hours per week. Higher volume counties have lower rates; lower volume counties have higher rates. No minimum inspections per month, but work is consistent month-to-month.
Earnings increase as you become established, increase availability, or cover larger territories. No mileage reimbursement beyond the flat fee per inspection.
