Responsibilities
Assist the Service Manager in all maintenance-related tasks:
Supervise maintenance staff and ensure all community areas are maintained
Monitor and adjust inventory levels with approval as needed
Coordinate with contractors and evaluate competitive pricing of supplies
Implement and supervise safety equipment training programs in accordance with SDS
Track, monitor, and follow up on resident work orders in Yardi to ensure completion within 24 hours
Conduct apartment inspections and walk-through checklists on all vacant units
Lead and mentor maintenance staff, providing skill development and knowledge
Respond to emergency calls through the on-call monitoring service per policy
Perform general appliance repairs, carpet repairs, A/C repairs, and electrical repairs
Execute carpentry work, welding, painting, and plumbing duties as required
Move appliances with assistance using an appliance dolly
Install appliances and electrical fixtures as required
Report maintenance problems and ensure timely completion of repairs
Lead or participate in ongoing community preventive maintenance programs
Adhere to company safety policies, rules, and OSHA safety standards applicable to the job
Participate in safety equipment training per SDS
Assist the team in achieving positive satisfaction reports via professional and courteous customer service
Assist with resident functions as required
Maintain courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
Work on-call, overtime, weekends, holidays, and evenings as required
Provide a mode of communication for contact at home during emergencies
May be transferred or assigned to work at another Highmark Community
Comply with all policies outlined in the Operations Manual
Adhere to company key procedures
Maintain a clean and orderly shop
Perform other duties as assigned by the Service Manager, Community Director, and/or Assistant Community Director in the Service Manager’s absence
Qualifications
Minimum of 3 years of experience in make-ready and on-site apartment maintenance
Average written and oral communication skills in English
Bilingual in Spanish (a plus)
Ability to direct, motivate, train, and develop subordinates
General knowledge of building codes and laws applicable to the community (e.g., Freon recovery, electrical, plumbing, swimming pools)
High school diploma
Valid driver's license and reliable transportation
Leadership skills
A/C Certification II
