Responsibilities

Assist the Service Manager in all maintenance related tasks:

Supervising maintenance staff and ensuring all areas of the community are maintained.

Supervising proper levels of inventory, as needed with approval.

Assisting with contractors and becoming knowledgeable of competitive pricing of supplies.

Implementing, and supervising training program for the use of safety equipment in keeping with SDS.

Tracking, monitoring and following up on resident work orders in Yardi to ensure requests are completed within 24 hours.

Apartment inspections and walk‑through check list on all vacant units.

Must be able to lead and mentor the maintenance staff by assisting with skill development and knowledge.

Assist by leading the maintenance staff by example.

Respond to emergency calls through the on‑call monitoring service per policy.

Make general appliance repairs, carpet repairs, A/C repairs, and electrical repairs.

Perform carpentry work, welding, painting and plumbing duties as required.

Move appliances, with assistance, using appliance Dolly.

Install appliance and electrical fixtures as required.

Report any maintenance problems and ensure repairs are correctly completed in a timely manner.

Lead and/or participate in an ongoing community preventive maintenance program.

Adhere to and comply with company safety policies and rules and OSHA safety standards applicable to the safe performance of the jobs.

Participate in training program for the use of safety equipment in keeping with SDS.

Assist the team in achieving positive Satisfaction reports by providing professional and courteous customer service.

Assist with resident functions as required.

Maintain a courteous and helpful demeanor with resident, prospective residents, co‑workers, vendors, etc.

Work on‑call, overtime, weekends, holiday and evening work as required.

Must have a mode of communication in which to be contacted at home and to respond in cases of emergency.

May be transferred or assigned to work at another Highmark Community.

Comply with all policies as outlined in the Operations Manual.

Adhere to company key procedures.

Maintain a clean and orderly shop.

Perform other duties as assigned by Service Manager (Community Director and/or Assistant Community Director in Service Manager’s absence).

Qualifications

Experience in apartment maintenance.

Essential Qualifications

Minimum of 3 years of experience in make‑ready and on‑site apartment maintenance.

Must have average written and oral communication skills in English.

Bilingual in Spanish a plus.

Must be able to direct, motivate, train and develop subordinates.

General knowledge of building codes and laws applicable to the community (i.e. Freon recover, electrical, plumbing, swimming pools).

High school diploma.

Valid driver’s license and reliable transportation.

Leadership skills.

A/C Certification II.
