Leasing Agent – Tax Credit/Section 8

As a Leasing Professional, you are responsible for providing current and prospective residents with the best possible customer service to retain residents and lease apartments. Work closely with the marketing team to market property, manage social media and other marketing platforms.
Essential Qualifications:
Must have Tax Credit and HUD Section 8 experience
Knowledge of Certification and Recertification processes for Tax Credit and Section 8
Experience working in an apartment community
Experience or interest in working with older adults
Ability to nurture and organize similar to a domestic household
Experience working with Rent Roll Program
Training/Experience as an Administrative Assistant/Marketing Assistant
CPR Certification and First Aid Certification
Background check clearance with no criminal convictions
Ability to lift, transfer, and assist in evacuation of residents in emergencies
Ability to follow oral and written instructions
Ability to establish and maintain effective working relationships with administration, other employees, residents, families, the public, and Agencies
Ability to stand and move intermittently throughout the entire shift (≈7.5 hours a day)
Must be able to push, pull, or lift a minimum of 30 lbs to a minimum height of 4 feet and move or carry such weight a minimum of 100 feet
Essential Duties and Responsibilities:
Complete all necessary filing and paperwork associated with Tax Credit and Section 8 requirements
Adhere to and carry out all policies and procedures
Assist staff in providing and coordinating services to residents, families, and guests
Assist residents and staff in solving problems
Prepare correspondence and other forms/documents needed for daily operations and marketing
Organize office functions and flow of communication
Duplicate and distribute information
Compose and edit written documents to ensure correct spelling and grammar
Maintain office supplies
Create and maintain a resident‑friendly environment that values and respects each individual’s uniqueness
Conduct tours as needed
Assist residents with mail as needed
Organize and compile reports and data required for meetings
Initiate the inquiry process
Report concerns about residents to supervisor and coworkers
Respond to resident emergencies; provide first‑aid assistance and notify nursing staff
Report all accidents/incidents as established by department/facility policies; fill out and file reports as directed
Assist with admission, transfer, and discharge of residents
Assist with budgeting
Assist in outside marketing
Support and practice the philosophy and code of ethics of the facility, abiding by the policies and procedures
Follow established infection control, standard precautions, safety and HACCP policies when performing daily tasks
Practice safety when working with equipment; report hazardous conditions and equipment malfunctions/breakdowns to your supervisor or maintenance director immediately
Report on‑job injuries of self/staff to the supervisor before the end of the work shift on the day the injury occurs
Carry out other duties as assigned by the administrator relating to providing quality care to residents
Continue professional growth through current literature and seminars
Attend staff meetings and required in‑services
Successfully complete all recertification trainings as required by state regulations within required time frames
Seek guidance from the supervisor before carrying out tasks to which you have not been oriented
Perform any and all duties as requested by supervisor or administration
Place residents’ needs first; meet healthcare needs unless in conflict with organizational needs
No intoxicants or influence of intoxicants while on company time and/or premises
Maintain neat appearance, task‑appropriate dress code, and good personal hygiene

This is a non‑exempt, full‑time (30+ hours/week) position. Hourly pay range is $20‑$22 per hour, with overtime eligible for hours worked in excess of 40 per week. Employees are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.
