Based in Reno, NV, FAR Inspections has been in business for over 9 years. Independent contractors earn a predictable and flexible income, working full‑time or supplementally. Experience with mortgage field inspections is not required; the ability to manage time effectively and meet deadlines is essential.

What is an Occupancy Verification? Mortgage lenders need periodic updates on the properties they fund. The contractor’s role is to verify that the property is occupied and to report on its general condition via a mobile application.

Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.

We contract with inspectors at a county level. You will be responsible for completing all inspections in your county, and in some cases you may share a county with another inspector if the volume supports it.

Responsibilities

Most common type of inspection takes 5‑6 minutes.

Complete the inspection within four days after it is assigned.

Report general property conditions and determine occupancy based on industry standards.

Take nine or more photos of the property with brief comments.

Complete a short form in an app.

Spend extended periods driving while making numerous stops during the day in the assigned territory.

Requirements

Computer with an internet connection.

Reliable vehicle (good gas mileage is a plus because you pay your own gas).

Smartphone (Android or iPhone).

Printer.

Pass a standard background check using a valid driver’s license.

Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you will earn the equivalent of $30‑$40 per hour.

Depending on the county’s urban or rural status, you will complete anywhere from 20‑500 inspections per month working two to thirty hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no fixed number of inspections per month, but the work is consistent month to month.

Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
