Compliance Specialist (Contract)

and ensure all project operations meet federal, state, and local compliance requirements for the Willets Point development. Responsibilities

Ensure compliance with affordable housing program requirements, including HPD, HDC, LIHTC, and other funding sources. Monitor adherence to all contractual, regulatory, and programmatic obligations for the Willets Point development. Maintain current knowledge of changes in housing and development regulations. Prepare, collect, review, and submit certifications and supporting documentation for oversight agencies. Maintain detailed records of all compliance activities, approvals, and correspondence. Work with Compliance Managers to screen, verify income, and certify residents per program guidelines. Perform file qualification functions of a lease‑up. Partner with Compliance team peers and others to meet lease‑up goals and targets. Primary contact with applicants; will perform tasks within Housing Connect 2.0, Affordable Rent Café, and Yardi. Compensation

Base salary: $75,000 – $80,000 per year. Competitive bonus incentives and a comprehensive benefits package are included. This is a contract‑to‑hire position with the possibility of full‑time employment upon successful completion of the contract period. Benefits

Availability to work in-office (5 days a week). Bachelor’s degree in Public Administration, Urban Planning, Real Estate, Business, or a related field (preferred). 3–5 years of experience in compliance, affordable housing, or property management within a real estate development or management environment. Strong working knowledge of affordable housing programs (LIHTC, HUD, HPD, HDC, etc.) and associated compliance requirements. Experience preparing compliance reports, audits, and regulatory filings. Exceptional attention to detail, organizational skills, and ability to manage multiple priorities under tight deadlines. Strong written and verbal communication skills, with the ability to present complex information clearly. Proficiency with Microsoft Office Suite; experience with compliance tracking systems preferred. Overview
