What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The inspection’s purpose is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level, meaning you would be responsible for completing all inspections in your county. In some cases, you will share a county with another inspector if there is sufficient volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5–6 minutes.
Complete each inspection within 4 days after it is assigned.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Be able to drive for extended periods while making multiple stops during the day within the assigned territory.
Requirements
Computer with an internet connection.
Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you can earn the equivalent of
$30–$40 per hour.
Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2–30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set minimum; the work is consistent month to month.
Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
