Mortgage Field Services Inspector
FAR Inspections, based in Reno, NV, is seeking highly motivated independent contractors to perform residential occupancy verifications on behalf of mortgage lenders. No prior mortgage field inspection experience is required; strong time‑management and deadline‑meeting skills are essential.
What is an Occupancy Verification? Mortgage lenders need periodic updates on their properties. The inspection’s purpose is to:
Verify property occupancy.
Report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities
Complete most inspections in 5–6 minutes.
Finish inspections within four days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Drive long periods, making numerous stops in assigned territory.
Qualifications
Computer with internet connection.
Reliable vehicle (good gas mileage appreciated; you pay your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check with valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of
$30-$40 per hour . Depending on the county and whether it is urban or rural, you may complete 20–500 inspections per month working 2–30 hours per week. Lower‑volume counties offer higher rates; higher‑volume counties offer lower rates. No set number of inspections per month—work is consistent month to month.
Earnings grow as you become established, gain more availability, or cover a larger territory. No additional mileage reimbursement beyond the flat fee per inspection.
