What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10 % require interior photos after the property has gone vacant.
Responsibilities
Conduct inspections that typically take 5‑6 minutes.
Complete each inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9 + photos of the property with brief comments.
Complete a short form in the mobile application.
Spend extended periods driving while making numerous stops within the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus; you pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour.
Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2–30 hours per week. Lower‑volume counties offer higher rates; higher‑volume counties offer lower rates. The work is consistent month‑to‑month. You can earn more as you become established, increase your availability, or cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
