What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to:
Verify property occupancy.
Report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. You would be responsible for completing all inspections in your county. In some cases you may share a county with another inspector if volume supports two inspectors.
Responsibilities
Complete the inspection within 4 days after it is assigned.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in a mobile app.
Be able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements
Computer with internet connection
Reliable vehicle (good gas mileage a plus as you pay for your own gas)
Smartphone (Android or iPhone)
Printer
Pass a standard background check using a valid driver's license
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30‑$40 per hour.
Depending on the county and whether it is urban or rural, you may complete anywhere from 20‑500 inspections per month, working 2‑30 hours per week. Lower‑volume counties have higher rates; higher‑volume counties have lower rates. There is no set number of inspections per month, but the work is consistent month to month.
