Independent contractors earn predictable full-time or supplemental income and enjoy a flexible schedule. What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send out independent contractors to conduct inspections. The purpose of each inspection is to verify property occupancy and to report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Scope of Work We contract with inspectors at a county level. You will be responsible for completing all inspections in your county and may split the county with another inspector if there is sufficient volume for two inspectors.
Responsibilities
Most common inspections take 5–6 minutes.
Complete the inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods driving within your assigned territory, making numerous stops during the day.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate, which varies based on county and volume. Although you are paid per inspection, you can earn approximately $30–$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month while working 2–30 hours per week. Lower volume counties offer higher rates, and higher volume counties offer lower rates. Work is consistent month-to-month, and you can earn more as you become established, increase availability, or cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
