The Position The Property Manager is primarily responsible for the general oversight and management of a student housing community. The role ensures the property is maintained at a level exceeding company standards, provides excellent customer service to residents, and supports profitable returns. This is a full‑time position with a standard schedule, Monday‑Friday 8:30 am–5:00 pm. Nights or weekends may be required from time to time depending on business needs. The compensation range is $68,165–$89,978 plus bonus potential.
Property: Quarters Gainesville – a unique housing community of 251 units and 920 beds, designed with University of Florida students in mind.

Responsibilities & Duties
Manage all resident relations, including coordinating requests and addressing concerns.
Engage, contract, supervise, and approve invoices for all goods/services required to maintain the property.
Assist in developing and implementing budgets, marketing campaigns, business plans, and special events.
Lead on‑site maintenance technicians, office staff, and leasing team members.
Coordinate collection of all required fees from current and future residents.
Participate in new employee onboarding, training, and performance reviews.
Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
Maintain complete and accurate community files and records in Entrata.
Assist with annual unit turnover and execute move‑in/move‑out procedures.
Respond to after‑hour emergency issues.
Requirements
Bachelor’s Degree in Business Administration, Marketing, Real Estate, or related field and/or three or more years of progressive experience in property management is preferred.
Knowledge, Skills, & Abilities
Demonstrated ability to work in a fast‑paced environment managing multiple projects simultaneously.
Understanding of basic standards of property management, including Fair Housing laws, tenant/landlord rights, and general real estate principles.
High level of integrity and professionalism.
Strong administrative, organizational, and communication skills.
Positive and innovative problem‑solving approach.
Experience with Entrata or a similar system is preferred.
Ability to become a Certified Pool Operator.
