$47,263 – $63,438

Position Summary A SIGN-ON BONUS OF $4,668 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT. The bonus is paid in two installments: $2,334 within 30 days of hire and $2,334 twelve months after hire.

This position, assigned to the Housing Support HVAC Group, ensures the proper maintenance and operation of all Housing’s Residential Dorms, Apartments, Offices and associated buildings. Responsibilities include operating and performing preventive, predictive, and reactive maintenance and repairs on commercial, industrial and residential HVAC DX, electrical and hydronic based HVAC systems. Tasks include installation, maintenance and repair of Split/Package AC Systems, Furnaces, Heat Pumps, Ice Machines, FCU, VAV, AHU, bearings, pumps, motors, direct digital and pneumatic controls, and monitoring the Building Automation System via laptop.

Minimum Education And Experience Requirements High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification. Optional guidelines: experience in the trade(s) areas related to the area of assignment may be substituted on a year‑for‑year basis.

Required Qualifications, Competencies, And Experience A diverse understanding of the HVAC field including Building Automation, Controls, Refrigeration, Auxiliary Systems and Water Treatment. Ability to read and interpret manuals and instruments dealing with complex mechanical equipment; review sequences of operation for all control modes; review sensors for central units to determine accuracy; verify operation of relays and switches; connect test instruments and observe output signals.

CONTROLS: Monitor BAS via laptop, calibrate/commission, adjust pressure regulators, replace coalescing and oil filters, calibrate VAV boxes with reheat, and set air pressure on the pneumatic thermostat.

REFRIGERATION/DX: Operate and perform preventive/predictive/reactive maintenance on commercial, industrial, and residential refrigeration systems (RTU, DOAS, VRF, air dryers, dehumidification, residential package and split, heat pumps, ice machines, mini‑splits). Understand refrigeration cycle, refrigerant charge, and maintenance impacts on building health and occupant comfort.

AUXILIARY: Maintain commercial HVAC equipment (air handlers, exhaust fans, water pumps, air compressors, fan coil units, VAV boxes, motors, motor controls, electrical safety devices). Diagnose and replace single‑phase and three‑phase motors, motor controls, starters, bearings, fan wheels, shafts; perform vibration analysis, laser alignment, belt tensioning; change filters, clean coils and air handlers, resolve condensate issues.

OTHER: Computer skills required to operate the Computerized Maintenance Management System. Must serve as a mandatory employee, report to work in support of essential University operations, and be available for on‑call duty at nights, weekends, and holidays.

Must possess a valid North Carolina Driver’s License and an EPA universal refrigerant certification or the ability to obtain one within 90 days of hire date.

Preferred Qualifications, Competencies, And Experience

Experience in commercial, industrial, or residential HVAC equipment PM and repair with the ability to read and interpret mechanical and electrical diagrams.

Welding, brazing, and soldering experience.

Understanding of plumbing as it relates to HVAC systems.

Experience setting up hydronic systems and knowledge of water chemistry impact on equipment life.

Continuing education classes related to the field of work.

Required Licenses/Certifications

Valid North Carolina Driver’s License.

EPA universal refrigerant certification (or ability to obtain within 90 days).

Special Physical/Mental Requirements Ability to climb ladders; move objects weighing 50 lbs; wear a respirator and other required PPE such as safety shoes, eye protection, and arc‑flash safety gear.

Special Instructions ELIGIBILITY FOR SIGN-ON BONUS: Qualified applicants must apply and be selected from the candidate pool of this posting and meet the State policy following requirements. To be eligible for a Sign‑on bonus, an individual must not have worked in a probationary, permanent, or time‑limited appointment in the last 12 months as an employee in North Carolina state government, including but not limited to the judicial system, state executive branch agencies, and the university system in a position subject to the State Human Resources Act.

A newly hired permanent full‑time or permanent part‑time (more than 20 hours a week) employee are eligible for a sign‑on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week). The SHRA sign‑on bonus is contingent upon budget and final eligibility determination as of the effective date of hire. All recipients must sign the Pay Back Agreement form.
