Position Summary
This position, assigned to the Housing Support HVAC Group, ensures the proper maintenance and operation for all Housing’s Residential Dorms, Apartments, Offices and Associated buildings. Responsibilities include operating and performing preventive/predictive/reactive maintenance and repairs on commercial, industrial and residential HVAC DX, electrical and hydronic based HVAC systems. It covers installation, maintenance and repair of multiple HVAC components and systems; monitoring the Building Automation System; and supporting a large campus housing operation with 24-hour service and on-call duties as required.
Primary Responsibilities
Operate and perform preventive/predictive/reactive maintenance and repairs on various HVAC systems (DX, electrical, hydronic), including split/package AC, furnaces, heat pumps, ice machines, FCU, VAV, AHU, pumps, motors, and related controls. Monitor BAS via laptop and calibrate/commission controls. Maintain and repair boilers and associated equipment. Ensure safety and reliability for 9,000 students across 37 residence halls and 700 apartments. Coordinate with internal shops and contractors for renovations and major projects. Provide 24-hour customer service to residents and staff; respond to scheduled maintenance inspections.
Minimum Education and Experience
High school diploma or equivalency; or demonstrated competency to perform the work. Some positions may require special licenses or certifications. Year-for-year substitution for relevant experience is allowed where applicable.
Required Qualifications, Competencies, and Experience
Strong understanding of HVAC including building automation, controls, refrigeration, auxiliary systems, and water treatment. Ability to read manuals and instrument readings, interpret sequences, verify sensor and relay operation, and diagnose complex system issues. Proficiency in preventive maintenance and hands-on repair of the following: controls (BAS monitoring, calibration, and adjustment), refrigeration/DX equipment (RTU, DOAS, VRF, ice machines, pumps, compressors, chillers, etc.), auxiliary HVAC components (FCU, VAV, AHU, motors, belts, bearings), electrical safety devices, and building piping. Must be able to operate a Computerized Maintenance Management System and commit to on-call duties as required. Valid NC Driver’s License and EPA universal refrigerant certification (or ability to obtain within 90 days of hire) are required.
Preferred Qualifications
Experience with PM/repair of commercial/industrial/residential HVAC equipment; ability to read mechanical/electrical diagrams; welding/brazing/soldering; understanding of plumbing related to HVAC; hydronic system setup and water chemistry knowledge; continued education in the field.
Licenses/Certifications
Valid North Carolina Driver’s License and EPA universal refrigerant certification (or ability to obtain within 90 days of hire).
Special Physical/Mental Requirements
Ability to climb ladders, move objects up to 50 lbs, wear respirator and PPE (safety shoes, eye protection, arc flash gear).
Other Requirements
On-call, weekends, and occasional evening/night overtime; willingness to support essential university operations during adverse conditions. Campus security authority responsibilities not applicable.
