The Sr. Property Manager is responsible and accountable for on-site operations and performance of the apartment community.

POSITION SUMMARY Responsible and accountable for managing the day-to-day operations of a 200+ unit property or properties. Optimize financial performance by analyzing and evaluating business needs and successfully resolving defined issues and challenges.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Manage minimum of 200 or more unit property
Manage minimum of 4 or more staff
Manage the property to its monthly and annual budget.
Ensure organized and secure office environment.
Maintain a safe working environment for employees and residents, identify unsafe acts and conditions, take immediate action where necessary.
Host a daily huddle with direct reports.
Host a weekly huddle with all team members.
Hold accountable the Sr. Maintenance Supervisor to ensure resident satisfaction.
Hold accountable Assistant Manager to optimize occupancy and renewals.
Conduct regular lease file audits.
Provide onboarding and ongoing training as assigned.
Effectively communicate to the Regional Manager with updates on property operations.
Manage, motivate and develop staff.
Ensure all staff members following KPGu2019s policies and procedures.
Other duties as assigned.
STAFFING
Hire staff, manage performance of staff and address all employee relation issues.
Provide mentoring, onboarding and ongoing training to direct reports as needed, especially new hires.
Ensure QAPs and annual performance reviews are completed for direct reports in review and approve time cards for direct reports.
BUDGET
Monitor, plan, and approve expenditures to ensure they are in compliance with budget.
Ensure the appropriate use of corporate vendors (e.g. Home Depot Pro, Sherwin Williams, etc.).
Evaluate recommendations regarding expenditures that will qualify for capital expenditure treatment.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
High school diploma or general education degree (GED).
7-10 years of property management experience.
Proven ability to successfully lead a team.
CAM, ARM or similar recommended.
Computer Skills – Intermediate experience with MS Office. Advanced experience with property management software. Yardi experience preferred.
Language Skills – Ability to read, write, speak and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents.
Math Skills – Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
Reasoning Skills – Ability to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve concrete variables in standardized situations.
TRAINING REQUIREMENTS
Complete training as assigned (including Fair Housing)
Ongoing professional development.
PHYSICAL DEMANDS
Rarely must stand, walk, climb, balance, stoop, kneel, crouch, crawl, bend or lift up to 25 pounds.
Occasionally must sit and reach with hands/arms and be exposed to outdoor weather conditions.
Regularly must use hands to finger/handle/feel, talk and hear.
Close and distance vision is required.
WORK ENVIRONMENT
Normally works in an environment with moderate noise.
