Responsibilities

Perform all sales and leasing activities to achieve community revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, and processing applications.

Conduct credit and criminal background checks, prepare lease and move‑in packages, and ensure a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in to maintain move‑in ready condition and schedule any outstanding items with the maintenance team.

Stay informed about market conditions, develop and implement short‑ and long‑term marketing plans, and follow community concession policies to boost occupancy.

Design and execute marketing activities, including resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e‑mail, and other websites).

Use the on‑site property management software to track apartment availability, record leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure show units meet quality standards by daily inspecting the marketing corridor, communicating maintenance needs, and merchandising a physically appealing show unit or model.

Follow up with prospects and new residents by sending e‑mail, thank‑you notes, and cards, or making telephone calls to finalize decisions to lease or renew.

Support the lease renewal program by preparing renewal letters, contacting renewing residents before move‑out dates, and ensuring renewal documents are signed on time.

Respond promptly and courteously to resident and client/owner concerns, taking action to solve problems and communicating requests to the appropriate individuals.

Qualifications

Two years of leasing experience in the multifamily industry.

Solid sales and customer service skills.

Ability to work well in a team environment.

Active listening skills and willingness to learn.

Attention to detail with a high degree of accuracy.

Strong communication (written and verbal) and interpersonal skills.

Good organizational and time‑management skills.

Strong computer skills.

Tax Credit experience required.

Weekends required.
