Responsibilities
Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.
Inspects apartments prior to resident move‑in to ensure they are move‑in ready and schedules any outstanding items with the maintenance team.
Stays informed about current market and competitor conditions that may impact occupancy and sales results, develops and implements short‑ and long‑term marketing plans to sustain occupancy, and follows community policies related to concessions, specials, and other programs.
Designs and executes marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific marketing plans, drives, and special programs.
Uses on‑site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensures that the community and show units meet show quality standards by inspecting the marketing corridor and leasing tour daily, communicating maintenance needs to the maintenance team, merchandising and maintaining a physically appealing show unit or model, and preparing the leasing office for daily activities.
Follows up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls to finalize decisions to lease and/or renew.
Executes lease renewal activities by preparing renewal letters and packages, meeting with renewing residents in advance of move‑out dates, and ensuring renewal documents are signed and implemented on time.
Responds quickly and courteously to resident and client/owner concerns, takes prompt action to solve problems, and documents and conveys requests to the appropriate individual.
Promotes a positive image of the apartment community and management company.

Minimum Qualifications
Two years of leasing experience in the multifamily industry
Solid sales and customer service skills
Ability to work well in a team environment
Active listening skills and willingness to learn
Attention to detail with a high degree of accuracy
Strong written, verbal, and interpersonal communication skills
Good organizational and time management skills
Strong computer skills
Availability to work weekends
