Responsibilities
Lead the Team That Keeps It All Running
We’re seeking an experienced, hands‑on Maintenance Supervisor to oversee daily operations at two of our neighboring luxury residential properties, One Hill South and 10K Hill South. In this role, you’ll supervise the maintenance and janitorial team, oversee building operations, manage service quality, and ensure a high standard of resident satisfaction. What You’ll Do Building Operations & Work Order Management
Oversee all day‑to‑day maintenance and technical operations for the properties, ensuring building systems, equipment, and physical assets are maintained to company standards
Direct, assign, and monitor work orders across all shifts to ensure timely completion and quality outcomes
Diagnose maintenance issues, verify the quality of completed repairs, and ensure accurate documentation in the maintenance management system
Review workflows, service trends, and vendor performance to identify opportunities for operational improvement
Conduct regular inspections of workshops, mechanical rooms, storage areas, and common spaces to ensure readiness, safety, and compliance
Provide regular operational updates to the General Manager regarding risks, safety issues, vendor performance, and items impacting building operations
Participate in weekly operations meetings to review priorities, compliance matters, and active projects
Emergency Response & On‑Call Oversight
Manage on‑call emergency operations to ensure continuous 24/7 coverage
Serve as the primary point of coordination for after‑hours emergencies, engaging on‑call staff and external vendors as needed
Ensure emergency incidents are appropriately documented and communicated to management in a timely manner
Maintain responsiveness during emergencies while coordinating resources efficiently and calmly
Team Leadership, Scheduling & Performance
Lead and manage maintenance, facilities, and technical services staff, as well as contractors supporting building operations
Set clear expectations, provide direction, and ensure staff and vendors understand assigned scopes of work
Develop, manage, and adjust schedules (including on‑call rotations) to ensure appropriate coverage across all shifts
Conduct regular property walkthroughs and provide constructive feedback to team members
Promote a culture of accountability, service excellence, and professionalism
Partner with management on performance evaluations, training plans, and skill development initiatives
Communicate clearly and professionally with residents regarding maintenance matters and coordinate external communications with management approval
Preventive Maintenance, Safety & Compliance
Implement and manage a comprehensive preventive maintenance (PPM) program for all building systems
Monitor equipment life cycles, contractor performance, and compliance documentation
Conduct routine safety inspections and enforce compliance with OSHA, fire/life safety, and local code requirements
Ensure life‑safety systems remain inspection‑ready at all times
Identify hazards or incidents and escalate appropriately to management
Apartment Turnovers & Unit Readiness
Oversee and coordinate apartment turnovers to ensure completion within established timelines
Conduct or supervise move‑out and turnover inspections to confirm units meet company standards prior to move‑in
Coordinate maintenance scopes, vendor work, and internal sequencing to ensure efficient unit readiness
Share recurring turnover findings with the maintenance team to improve consistency and reduce post‑move‑in service requests
Vendor Management & Capital Support
Schedule and supervise all vendor and contractor work, ensuring quality, safety, and minimal disruption to residents
Verify vendor compliance with insurance, licensing, permitting, and site requirements prior to engagement
Obtain multiple proposals for non‑emergency work in accordance with procurement policies
Support capital projects by assisting with site access, technical coordination, and system knowledge
Ensure vendor performance aligns with scope, budget, and quality expectations
Asset Management, Reporting & Documentation
Maintain accurate inventories of tools, materials, and supplies within budget guidelines
Ensure all maintenance, vendor, and compliance documentation is complete, centralized, and audit‑ready
Provide regular operational reporting to management on preventive maintenance progress, vendor compliance, and key performance metrics
Evaluate repair‑versus‑replacement options to support cost control and long‑term asset planning
Review quotes and invoices for accuracy and adherence to procurement standards
Support budget planning through operational data, forecasting, and identification of cost‑saving opportunities
Qualifications
5+ years of experience overseeing building operations, maintenance teams, or facilities management in a residential or mixed‑use environment
Strong leadership, organizational, and problem‑solving skills
Demonstrated experience with preventive maintenance programs, emergency response, and vendor oversight
Ability to manage multiple priorities while maintaining attention to detail and operational discipline
Strong communication skills with the ability to engage residents, staff, vendors, and leadership effectively
Familiarity with maintenance management systems, work order platforms, and building technologies
High school diploma or equivalent required; technical certifications or trade experience preferred
