Position Analyst (Real Estate) at Social Discovery Group.

Responsibilities

Real Estate Market & Investment Analysis: conduct research on real estate markets in the US, Latvia, and other countries; collect and update data on property prices, rental rates, taxes, market dynamics, and yields; monitor key economic drivers (FX rates, inflation, interest rates, regulations); prepare comparative analytical reports; evaluate potential investment projects through market assessment, model assumptions review, scenario analysis, and investment feasibility.

Asset Valuation & Portfolio Management: analyze the company’s existing real estate portfolio, assessing profitability, payback periods, and operating expenses; support decisions related to asset acquisition, disposal, leasing, or redevelopment; calculate ROI, IRR, and other performance indicators; maintain dashboards tracking portfolio metrics.

Financial Modeling: build and maintain financial models for real estate assets, including revenue, cost, and return projections; prepare scenario‑based calculations to support strategic decision‑making.

Reporting & Cross‑Functional Communication: prepare monthly and quarterly reports for senior management; collaborate with internal real estate teams, as well as legal, accounting, and finance departments, and external advisors on transactions and valuations; develop presentations for internal and external stakeholders.

Supporting Investment & Strategic Decisions: provide data‑driven insights and recommendations for investment opportunities, asset optimization, and long‑term portfolio strategy based on comprehensive financial and market analysis.

Qualifications

3–5 years of experience as an analyst, preferably in investments, real estate, or development; ability to analyze assets across multiple countries (experience with the US and Latvia is a plus).

Strong financial and investment analysis skills, including understanding of financial statements, cash‑flow modeling, and key metrics such as ROI, IRR, NPV, and DCF.

Advanced proficiency in Excel/Google Sheets (financial models, scenarios, formulas, pivot tables, data visualization) and basic skills in Power BI, Google Data Studio, or Tableau.

Knowledge of real estate transactions, taxation, and leasing specifics across different jurisdictions.

Experience preparing analytical reports and presentations for management (proficiency in PowerPoint, Canva, or similar tools).

English level B2 or higher (C1 preferred) for analyzing international sources and preparing reports.

Russian level C1+.

Ability to work with databases, CRM, and ERP systems.
