Leasing Specialist – Thrive Companies Location: Columbus, OH

Job Summary As a Leasing Specialist, you'll play a vital role in driving the sales process across Thrive's portfolio of apartment communities. You'll tour sites throughout Columbus, helping properties elevate performance by refining leasing strategies and delivering best-in-class experiences to future residents.

Essential Responsibilities

Manage the full leasing process, including lead tracking, site tours, closing techniques, and application completion.

Maintain comprehensive documentation of all leasing activities in the property management software.

Collaborate with community teams to meet individual property and overarching community leasing objectives.

Conduct competitor analyses and stay current on local market trends.

Develop a deep knowledge of each community’s floor plans and amenities to optimize leasing performance.

Serve as an active member of the onsite office team, supporting sales and customer service.

Assist with any additional duties assigned by the Leasing Manager.

Daily Activities

Respond promptly to all inquiries, ensuring exceptional service at every interaction.

Research site-specific and competitor leasing trends to support strategic decisions.

Guide prospects through the leasing process, securing reservations or waitlist spots.

Verify lead information accuracy within the property management software.

Engage prospects with timely follow‑ups via text, email, or phone.

Explain resident selection criteria and screening procedures to applicants.

Propose dynamic sales initiatives, specials, open houses, grassroots marketing, and social events.

Participate in weekly sales rallies with the Leasing Manager to analyze conversion data.

Conduct quarterly competitive shops of relevant properties.

Prepare for quarterly professional evaluations to exceed performance standards.

Support all community customer service efforts to enhance resident experience.

Qualifications and Skills

High school degree or equivalent required; bachelor’s degree preferred.

Experience in leasing, sales, or customer service; multi‑property experience preferred.

Familiarity with multi‑phased communities a plus.

Experience with Entrata, EliseAI and AIRM strongly preferred.
