Position Overview The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations for the property.
Essential Duties & Responsibilities
Property leasing and administration.
Daily onsite attendance is required.
Show, lease, and move in prospective residents; greet, qualify, tour the community, and sign leases.
Generate new leads, conduct tours, maintain model units, and perform necessary follow‑up.
Complete all leasing paperwork before move‑in.
Assist with lease audits, walk‑throughs, and turn‑over processes.
Maintain accurate prospect traffic and leasing data, responding to leads within 24 hours.
Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals.
Perform various administrative tasks as needed.
Handle resident complaints, concerns, and requests to ensure satisfaction.
Assist in developing and implementing resident retention programs.
Contribute to office, common area, and model unit upkeep and cleaning.
Assist in implementing the annual marketing plan and outreach initiatives.
Conduct market surveys/analysis to generate ideas and formulate plans.
Maintain product knowledge of the property, competition, and market conditions; produce weekly market reports.
Provide excellent customer service and monitor service‑request turnaround.
Project a favorable image of the community to achieve property objectives and public recognition.
Ensure consistency in dealing with residents on all matters.
Enforce community policies as delegated by the immediate supervisor.
Education & Experience
High School Diploma or Equivalent.
Basic computer skills and understanding of on‑site software functions.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular movement and communication for task completion.
Ability to ascend/descend ladders, stairs, scaffolding, ramps, and step stools; standing or sitting for prolonged periods.
Occasional lifting or moving of objects up to 25 lbs.; operation of machinery, power tools, or vehicles/golf carts.
Work in varied environments, including outdoors, small or enclosed spaces, and with exposure to hazardous chemicals.
Work overtime, weekends, night hours, and in extreme temperatures as needed.
Compensation Salary Range: $18 per hour to $20 per hour. Additional compensation includes a comprehensive total rewards package with medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses; and paid sick days and company holidays for full‑time employees.
