Essential Duties & Responsibilities

Property leasing and administration, including showing, leasing, and moving in prospective residents; greeting, qualifying, touring the community, and signing leases.

Regular daily onsite attendance is required.

Generate new leads, conduct tours, maintain model units, and perform follow‑up needed to close sales.

Complete all leasing paperwork before move‑in.

Assist with lease audits, walk‑throughs, and turn‑over processes.

Maintain accurate prospect traffic and leasing data, responding to prospects within 24 hours.

Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve leasing goals.

Perform various administrative tasks as needed.

Address resident complaints, concerns, and requests to ensure resident satisfaction.

Assist in developing and implementing resident retention programs (e.g., resident functions, promotions, monthly newsletter).

Contribute to office, common area, and model unit upkeep and cleaning.

Assist in implementing the annual marketing plan and outreach.

Conduct market surveys and analytical reviews to generate ideas and formulate plans.

Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.

Manage excellent customer service and monitor service request turnaround and responsiveness.

Project a favorable community image to achieve public recognition.

Enforce community policies as directed by the immediate supervisor.

Education & Experience

High School Diploma or Equivalent.

Basic computer skills and proficiency with on‑site software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular movement, communication, and repetitive motions of wrists, hands, and fingers.

Frequent use of ladders, stairs, scaffolding, ramps, and step stools; standing or sitting for prolonged periods.

Ability to move objects up to 25 lbs, operate machinery, vehicles, or golf carts; work in various environments including confined spaces, overhead positions, and outdoor conditions; tolerance for temperature extremes and hazardous chemicals; work overtime, weekends, nights, and emergencies.

Salary Range $16 – $18 per hour.

Compensation & Benefits Compensation is based on skill set, experience, and other factors. Eligible employees receive a comprehensive rewards package including health, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, commission and performance bonuses (when applicable). Full‑time employees also receive paid sick days and company holidays.
