We are seeking an experienced Regional Property Manager to join our team full-time. This position is ideal for a highly organized, detail-oriented professional with strong financial skills and a passion for property management. You will oversee multiple apartment communities and, as needed, select commercial properties. Some properties will have on-site assistant managers to support day-to-day operations. This is a dynamic, fast-paced role that requires exceptional communication, customer service, and problem-solving abilities.

Responsibilities

Oversee marketing efforts, property showings, and lease processing for prospective tenants.

Conduct thorough applicant screenings, including financial documentation review.

Ensure smooth onboarding for new tenants and provide ongoing support.

Deliver outstanding customer service, assisting tenants with lease terms and account inquiries.

Serve as the primary liaison between tenants and maintenance teams to ensure timely resolution of issues.

Maintenance Coordination: Develop and maintain strong vendor and contractor relationships. Understand basic property maintenance and assist with troubleshooting tenant concerns. Communicate repair needs clearly and obtain competitive bids. Ensure compliance and proper documentation for all awarded work.

Marketing & Property Enhancement: Partner with ownership to implement effective marketing strategies. Utilize multiple platforms to attract qualified tenants and maintain occupancy. Identify and execute value-add opportunities to improve property performance.

Accounting & Administration: Manage accounts receivable and payable across multiple properties. Assist with annual budget preparation and monthly financial reporting for ownership. Maintain accurate financial records in coordination with tenants, vendors, banks, and CPAs. Utilize property management and accounting software tailored to each property.

Understanding and Staying on Top of Landlord-Tenant Laws: Maintain up-to-date knowledge of Colorado landlord-tenant regulations, including fair housing laws, eviction procedures, and notice requirements. Ensure all lease agreements, notices, and tenant communications comply with state and local laws. Follow proper legal steps for evictions: serve accurate notices within required timelines. Document all tenant interactions and payment histories. File eviction actions through the appropriate court channels and coordinate with law enforcement when necessary. Participate in ongoing training and subscribe to legal updates to stay informed about legislative changes. Implement compliance checklists and train on-site staff to minimize risk and maintain legal integrity.

Qualifications

Minimum 5 years of property management experience.

Strong customer service and interpersonal skills.

Highly organized with the ability to multitask and thrive under pressure.

Proficiency in property management and accounting software.

Self-motivated, proactive, and positive attitude.
