Essential Functions Leasing
Manages leads/prospects for a territory of communities to assist customers in finding an apartment home that fits their needs
Establishes an up‑front contract with prospects, builds rapport and provides personalized service for the leasing and touring process while following fair housing guidelines
Builds knowledge and expertise in knowing all floor plan types, features and amenities for territory of communities, other J.C. Hart communities and competitors
Completes the touring process from start to finish for in‑person, virtual and/or self‑guided tours
Understands lease terms, pricing systems, specials, availability and how to provide accurate and timely quotes for all prospective residents including application links tied to selected apartments
Nurtures leads through software systems or preferred communication channels ensuring prospect understands the application process and questions about the move‑in and residency of a community are answered. Provides consistent follow‑up to the prospective residents to determine a final decision to apply
Participates in a weekly sales meeting to review leasing from prior week, discuss availability and develop strategies to fill vacancies
Administrative
Collects application fees, proof of income and security deposit(s)
Initiates screening within property management software and makes the final screening decision
Confirms lease details, rentable items, pet fees and other fees or requirements as needed for preparation of the lease agreement
Creates the Welcome Home Letter for future residents and makes the official introduction to the onsite team
Resident Experience Management
Coordinates and communicates with site teams, fellow leasing agents and other J.C. Hart team members to create leasing and move‑in experiences that set J.C. Hart apart from competitors
Consistently walks/inspects the community to make sure all common areas (interior and exterior) are satisfactory and reports to the onsite team any items that need to be addressed
Plans with resident experience teams to show units, models, self‑guided tour units or other tour related setup for prospect experiences
Assists in community outreach and local networking to promote J.C. Hart communities
Referrals increase your chances of interviewing at J.C. Hart Company, Inc. by 2x.
