About Occupancy Verification Mortgage lenders require periodic updates on their properties and provide them to independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Maintain a schedule that involves extended periods of driving while making numerous stops during the day in the assigned territory.
Requirements
Computer with an internet connection.
Reliable vehicle (good gas mileage a plus; you will be paying for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a background check using a valid driver's license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume, but you will earn the equivalent of $30‑$40 per hour.
Depending on the county and whether it is urban or rural, you may complete anywhere from 20‑500 inspections per month, working 2‑30 hours per week. There is no set amount of inspections per month, but the work is consistent month‑to‑month.
Earn more as you become established, have greater availability, or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
