What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send independent contractors to conduct inspections. The purpose of the property inspection is to verify occupancy and report on general property condition using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

County Level Work We contract with inspectors at a county level. Each inspector is responsible for completing all inspections in their assigned county. In some cases, you may split the county with another inspector if volume allows two inspectors.

Responsibilities

Complete inspections in 5‑6 minutes on average.

Finish each inspection within 4 days of assignment.

Report general property conditions and determine occupancy based on industry standards.

Take 9+ photos of the property with brief comments.

Complete a short form in an app.

Spend extended periods driving while making numerous stops during the day in the assigned territory.

Requirements

Computer with internet connection.

Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).

Smartphone (Android or iPhone).

Printer.

Pass a standard background check with a valid driver's license.

Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you can earn the equivalent of $30‑$40 per hour.

Depending on county density and urban/rural status, you may complete anywhere from 20‑500 inspections per month, working 2‑30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no set number of inspections per month, but the work is consistent month‑to‑month.

Earn more as you become established, have greater availability to inspect, or cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
