Hey, does anybody have good property management service recommendations in the Atlanta area?
Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.
Also, learn from the mistakes of others by reading posts here on BiggerPockets about owners not meeting their expectations with their current Property Management Company.
To avoid the same poor experience, keep reading.
Even if someone gives you a referral here, do NOT assume that the PMC will meet your expectations just because they met the expectations of the referral source.
The #1 mistake owners make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.
It's often a case of not doing enough research, as they don't know what they don't know!
Owners mistakenly ASSUME all PMCs offer the same services and perform those services the same way, so price becomes the main factor – leading to selecting the first PMC they call or that calls back.
So, the first question owners often ask a PMC is about fees, instead of asking about services and how they are executed.
For example, if a PMC states they handle tenant screening – what does that specifically mean? What documents are required? What credit scores are allowed? How do they verify rental history? Many PMCs do less screening than owners might expect!
This also leads owners to assume that simpler contracts are better, but the opposite is true – if it's not in writing, the PMC doesn't have to provide the service or may charge extra for it.
A well-written management contract should clearly spell out expectations for both the PMC and the owner to protect both parties and avoid misunderstandings. That's why purchase contracts are so detailed.
We recommend obtaining management contracts from several PMCs, comparing the services covered and what is not included.
EDUCATE YOURSELF – it takes time but leads to better choices and avoids costly surprises!
P.S. If you hire the cheapest or first PMC you find and it turns out poorly, don't assume all PMCs are bad. Take ownership of your mistake and do proper due diligence as recommended above.
