WinnCompanies is looking for an Occupancy Specialist / Community Coordinator to join our team at Newport Harbour, a 200-unit residential community located in Newport News, VA.\nIn this role, the ideal candidate will be responsible for assisting the Property Manager with the initial, interim, and annual tenant recertifications at the property. You will also work closely with residents, partners, and the community staff to identify needs, interests and opportunities for individuals and the community at large.\nResponsibilities:\nProcess initial, interim, and annual recertifications.\nNotify residents of their impending recertifications using notices supplied by Property Management Software.\nConduct the recertification interviews with residents.\nReview each recertification to ensure that all checklist items are complete.\nSend recertification verification forms to the appropriate agencies (e.g., Social Security Administration, place of employment, welfare agency, Veterans Administration) relevant banks, and other organizations (e.g., drug stores).\nComplete the recertification worksheet necessary to prepare the voucher (i.e., Form 50059) for the local HUD office, state agency, or local housing authority.\nAssist the Property Management staff with preparing for the property review by owners, regulatory agencies, auditors, etc., as necessary.\nEnsure all information is accurate and entered in the Property Management Software.\nComply with company policies regarding the proper treatment of Tax Credit and Resident files.\nAssist the Property Management staff with all facets of the move-in process.\nEnsure that files comply with the regulations of all funding/regulatory agencies.\nEnsure recertifications are fully completed and executed with Property Manager and resident signatures by the date due.\nEnsure that the recertification reporting calendar is followed and that all recertification reports and letters to tenants are run and delivered timely.\nEnsure all prospect information is maintained and managed in a waitlist and in compliance with regulations.\nCreate and implement an annual Connected Communities plan for the community based on need, interest, and opportunities. Create a comprehensive strategy for program development and implementation, information collection, partnership development, and budget implications.\nManage property Connected Communities budget. Review and track goals with Property Managers and Regional Managers.\nCoordinate resources for residents that address six key community outcomes: housing stability, employment, economic mobility, education, health, and community engagement.\nProvide direct resident services assistance, program referrals, and 1-1 coaching (when necessary) to individuals and families based on assessed need.\nEstablish and maintain relationships with local service providers, resident leadership, community stakeholders, and other community partners in Winn's 6 key outcome areas.\nCreate and manage Memorandums of Agreement (MOUs) with third parties providing services and programs on and off-site for residents.\nUtilizing Apricot 360, collect, manage, report on, and analyze resident data, and ensure accuracy and consistency with established data.\nData is collected through annual resident surveys, resident touchpoints, community programs, activities, and partner reporting.\nEffectively develop methods of communication with residents, including but not limited to quarterly community meetings, a monthly community newsletter, event flyers, and social media updates.\nActively participate in professional development opportunities provided by the region, department, and Winn.\nRequirements:\nHigh school diploma or GED equivalent.\n1-3 years of relevant work experience.\nExperience with various computer systems, including Microsoft Office.\nA current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.\nDemonstrated success with partner management.\nOutstanding verbal and written communication skills.\nExcellent customer service skills.\nSuperb attention to detail.\nStrong organizational and time management skills.\nAbility to work with a diverse group of people and personalities.\nPreferred Qualifications:\nAssociate's degree in business or social work.\nExperience in hospitality, customer service, sales, retail, or the restaurant industry.\nExperience with Yardi or RealPage property management software.
