The Opportunity The Senior Manager of Real Estate Development Financial Planning & Analysis (FP&A) will lead financial planning, analysis, and reporting for the real estate development portfolio. This role serves as a strategic business partner to development leadership, providing financial insights and analytics to drive informed decision-making across all stages of the development lifecycle.

How You’ll Make a Difference Financial Planning & Analysis

Lead financial planning, budgeting, and forecasting processes for real estate development projects from acquisition through stabilization

Create annual development pipelines and multi‑year strategic plans

Forecast capital requirements across the development portfolio

Analyze portfolio diversification by geography, property type, and development stage

Model portfolio‑level returns and risk metrics

Develop and maintain complex financial models for new development opportunities, including proformas, cash flow projections, and sensitivity analyses

Prepare investment committee materials and present financial recommendations to senior leadership

Monitor project performance against budget and forecast, identifying variances and recommending corrective actions

Strategic Support

Partner with development, construction, and asset management teams to evaluate project feasibility and returns

Conduct market research and competitive analysis to support site selection and product positioning decisions

Assess capital allocation strategies and portfolio optimization opportunities

Model different development scenarios including phasing strategies

Support due diligence efforts for acquisitions and joint venture partnerships

Reporting & Analytics

Design and maintain executive dashboards and KPI reporting for the development portfolio

Prepare monthly, quarterly, and annual financial reports for internal stakeholders and external partners

Develop ad‑hoc analyses to support strategic initiatives and business questions

Ensure accuracy and integrity of financial data across all reporting systems

Process Improvement

Identify and implement process improvements to enhance efficiency and accuracy of financial operations

Develop standardized templates, tools, and methodologies for financial analysis

Lead implementation of financial systems and technology enhancements

Business Support and Cross Functional Team Leadership

Serve as financial liaison between corporate development and franchisee partners

Collaborate with franchisees to evaluate new development opportunities, providing financial guidance on site selection, project feasibility, and return expectations

Facilitate alignment between corporate development standards and franchisee financial objectives

Collaborate cross‑functionally with accounting, treasury, asset management, franchise and development teams

Build relationships with external partners including franchisees, lenders, equity partners, and consultants

What You Will Need: Required

Bachelor’s degree in Finance, Accounting, Real Estate, or related field

7‑10 years of progressive experience in real estate finance, FP&A, or investment analysis

3+ years in a people management or leadership capacity

Deep expertise in real estate financial modeling and development pro‑formas

Strong understanding of real estate development processes, construction budgeting, and project accounting

Advanced proficiency in Excel and financial modeling techniques

Experience with financial planning software (SAC Planning or similar platforms)

Excellent communication and presentation skills with ability to convey complex financial concepts to non‑financial audiences

Preferred

MBA, CPA, or CFA designation

Proficiency in SQL, Python, or R for data analysis and modeling

Strong experience with BI tools (Tableau, Power BI, Looker, or similar)

Knowledge of real estate capital markets, debt/equity structures, and partnership agreements

Experience with ERP systems (Oracle, SAP, or similar)

Background in public accounting, investment banking, or institutional real estate

*In addition to your salary, you are eligible for the Valvoline Incentive Plan (VIP) with a target of x% of eligible base salary earnings. The VIP is based upon Valvoline Inc. financial performance and provides a payout opportunity on an annual fiscal year basis (October 1 through September 30) and will be pro‑rated from date of hire.
