Position Summary River Mortgage Services is seeking an experienced Mortgage Underwriter with a deep understanding of residential mortgage underwriting, investor guidelines, and compliance requirements. This position is responsible for underwriting Conventional, FHA, VA, USDA, and Jumbo mortgage loans for secondary market sale, ensuring each file meets agency, investor, and regulatory standards.
Essential Duties and Responsibilities Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions. The essential functions include, but are not limited to the following:
Review and analyze residential mortgage loan files for accuracy, completeness, and compliance with investor, agency, and internal guidelines.
Underwrite and issue decisions (Approve, Suspend, or Deny) for Conventional, FHA, VA, USDA, and Jumbo loans.
Validate AUS findings (DU/LP/GUS) and apply appropriate conditions to ensure salability.
Maintain strong working knowledge of investor overlays, Fannie Mae/Freddie Mac guidelines, agency updates, and jumbo investor requirements.
Partner with Processing, Secondary, and Closing teams to resolve underwriting issues efficiently.
Ensure all files meet compliance requirements related to TRID, RESPA, ECOA, and other applicable regulations.
Assist in maintaining investor eligibility and quality standards by adhering to secondary market best practices.
Participate in ongoing training and contribute to continuous improvement of underwriting policies and procedures.
Provide clear, consistent communication to loan originators and internal staff regarding conditions, exceptions, and documentation needs.
Minimum Qualifications
High School diploma or equivalent
At least 5 years of mortgage underwriting experience (including Conventional, FHA, VA, USDA, and Jumbo loans)
DE, SAR, or LAPP certifications preferred, but not required
Skills, Abilities & Expectations
Strong working knowledge of Encompass LOS and automated underwriting systems (DU/LP/GUS)
In-Depth understanding of agency, investor, and jumbo program guidelines and secondary market requirements.
Familiarity with appraisal review, income analysis, and collateral evaluation.
Ability to work independently in a fast-paced, deadline-driven environment
Detail oriented and organized
Ability to analyze financial information
Integrity, discretion, and respect for confidential information are absolutely essential
Willingness to adapt to change
Work within a variety of different software and web applications
Able to prioritize duties and effectively manage time
Analytical and problem-solving skills
Attend work on a regular basis, on time, and withstand varying degrees of stress
Excellent interpersonal and communication skills
Maintaining a professional, business-like appearance and demeanor
Be familiar with and follow policy and procedures, and support Management's decisions and goals in a positive, professional manner.

Physical Demands The employee will occasionally lift and/or move up to 25 pounds. The employee will regularly sit; talk; hear; and use hands to finger, handle or feel. The employee will occasionally stand; walk; reach with hands and arms; climb and balance; and stoop, kneel, crouch, or crawl. Special vision requirements include close, distant, and peripheral vision; depth perception; and the ability to adjust focus. The noise level in the work environment is usually moderate. The work environment and physical demands are those of a standard retail branch setting.
