Job Summary:
The Leasing Specialist is responsible for managing the leasing process and ensuring compliance with USDA Rural Development, HUD, and Low-Income Housing Tax Credit (LIHTC) program requirements. This role involves marketing available units, screening applicants, completing income certifications, and maintaining accurate documentation to meet regulatory standards. The Leasing Specialist serves as the primary point of contact for prospective residents, providing exceptional customer service while supporting occupancy goals and program compliance.
Major Job Responsibilities:
Manages the Resident selection process by determining eligibility for housing and income verification. Determines monthly rental payments and makes all placements in compliance with Department of Housing and Urban Development Handbook 4350.3, Rural Development Handbook regulations, and Housing Tax Credit Program. Develops advertising for all projects within fair housing and EHO requirements, must have knowledge of MN state housing laws.
Manages the housing processes from time of application through time of move out ensuring that we are in full compliance of HUD 4350.3, Rural Development and Housing Tax Credit Program. Initiates correspondence to residents, caretakers, and regulatory agencies providing required documentation and notices to all.
Job Requirements: Education:
High school plus 2 years plus Certified Occupancy Specialist and/or pass Certification within six months of hire.
Job Related Experience:
4 years.
