Summary of Position

The Operations Success Specialist reports to the Regional Vice President or Senior Vice President and focuses on accurate and efficient execution of affordable housing program regulatory requirements such as HUD, LIHTC, bond, and other programs. This role ensures compliance, liaises with government agencies and stakeholders, identifies improvement opportunities, and implements solutions. It also supports corporate and ad‑hoc projects and collaborates across the organization. Responsibilities

Provide first‑line support for compliance/operations‑related questions in person, by phone, or virtually. Train on‑site team members and new hires on HUD, LIHTC, and company policies/systems; reinforce learning through ongoing guidance. Collaborate with Learning & Development to support training initiatives. Review applicant and resident files to confirm income and program eligibility prior to compliance submission. Assist site teams with mass recertifications, certifications, and lease documents. Collaborate with Regulatory Compliance to maintain current rent limits, income limits, and eligibility requirements. Maintain integrity of digital and paper resident files per HUD, LIHTC, corporate, and state/local agency regulations. Support file processing during new lease‑ups, acquisitions, re‑syndications, and rehabs. Review and maintain onsite EIV binders. Prepare for and attend LIHTC file audits, Management Occupancy Reviews, and other inspections; assist with responses to audit findings. Monitor waitlists and marketing compliance efforts. Adjust market rents and monitor Utility Allowance updates with Housing Authorities. Partner with Housing Authorities to reconcile ledgers, resolve payment discrepancies, and implement UA adjustments. Engage governmental agencies and stakeholders to maximize outcomes and reduce risk. Coordinate with Marketing on advertising and lease‑up activities. Prepare/draft reporting for agencies and stakeholders. Fill in for open Community Manager roles as needed. Assist with ledger reconciliations, rent posting accuracy, and property financial reviews. Participate in budget preparation and corporate/ad‑hoc projects. Educate residents and staff on community resources and services. Assist resident service coordinators and staff with service delivery and reporting. Support site RSCs and operations with food programs and related services. Other duties as assigned. Compensation

5+ years’ experience with affordable housing file preparation, audit, and training (Project Based Section 8, LIHTC, Bond, HOME, 236). Intermediate experience with OneSite Leasing and Rents. Understanding of budgeting and financial management. Ability to travel (including overnight) approximately 50% of working hours. About Us
