Are you a dynamic and experienced property management professional looking for an opportunity to make a meaningful impact? Related Affordable is searching for a passionate and results‑driven Operations Success Specialist. Responsibilities
The Operations Success Specialist, under the guidance and supervision of the Regional Vice President or Senior Vice President, will focus on the accurate and efficient execution of and compliance with affordable housing program regulatory requirements (HUD, LIHTC, bond, and otherwise). This role will ensure all regulatory requirements are completed and may liaise with the various governmental agencies, housing authorities, and other stakeholders to maximize economic outcomes and minimize operational and financial risks. This position will also be called upon to perform corporate or ad‑hoc projects to meet business needs. Through on‑site and digital review of site practices and work product, the Operations Success Specialist will identify areas of improvement in compliance and other administrative property operations and will collaborate with stakeholders to implement solutions. The position requires proven success demonstrating problem‑solving, decision‑making, multitasking, and organizational skills. Training & Guidance
Provide first‑line support for compliance/operations‑related questions in person, by phone, or virtually. Train on‑site team members and new hires on HUD, LIHTC, and company policies/systems. Reinforce learning through ongoing guidance and oversight of compliance responsibilities. Collaborate with Learning & Development to support training initiatives. File Review & Compliance
Review applicant and resident files to confirm income and program eligibility prior to Compliance submission as directed by Regional Management staff. Assist site teams with mass recertifications, certifications, and lease documents. Collaborate with the Regulatory Compliance department to ensure rent limits, income limits, and eligibility requirements are current and supported by appropriate documentation and updated in the residential software. Maintain integrity of digital and paper resident files, ensuring compliance with HUD, LIHTC, corporate, and state/local agency regulations. Support file processing during new lease‑ups, acquisitions, re‑syndications, and rehabs. Review and maintain onsite EIV binders for accuracy and timeliness. Audit & Monitoring Support
Prepare for and attend LIHTC file audits, Management Occupancy Reviews (MORs), and other inspections. Assist with preparing responses to audit findings and agency reviews. Monitor waitlists and marketing compliance efforts to ensure regulatory integrity. Adjust Market Rents and monitor Utility Allowance (UA) updates in coordination with Housing Authorities. Agency & Stakeholder Engagement
Partner with Housing Authorities to reconcile ledgers, resolve payment discrepancies, and implement UA adjustments. Engage with governmental agencies and other stakeholders to maximize outcomes and reduce risk. Coordinate with Marketing to support advertising and lease‑up activities, including lotteries and postings. Prepare/draft reporting as requested by Agencies, or other stakeholders. Operational Support
Fill in for open Community Manager roles as needed (PTO, LOA, vacancies) to maintain essential operations. Assist with ledger reconciliations and resolution of rent posting inaccuracies. Assist with the review of property financials and reporting of monthly variances. Participate in the budget preparation process as assigned by Regional Management staff. Provide support to Regional Management staff and participate in corporate/ad‑hoc projects as needed. Resident Engagement
Educate residents and staff on available community resources such as case management, meals‑on‑wheels, transportation, etc. Provide assistance and advisement to residents, RSCs, or other Operations staff on available services that promote wellness and self‑reliance. Assist with the monitoring of the delivery of resident services to ensure they are appropriate and timely. Assist RSCs to liaise with 3rd party resident services providers and review their reporting for outcomes and services events. In coordination with the Resident Service Coordinator (RSC) or Director of Resident Services, compile and maintain a directory of services by region such as 211 and other local non‑profit services. Assist RSCs or Operations staff to establish relationships with other non‑profits and collaborate with them to provide services throughout the region. Assist RSCs or Operations staff in creating informal support networks among themselves with family and friends. Work with Regional Manager and RSCs to coordinate educational events for resident benefit and engagement, as appropriate. Assist the Director of Resident Services with carrying out company or programmatic initiatives and activities. Support site RSCs and operations as needed with coordinating food programs and/or other activities that may be beneficial to achieving the regulatory requirements. Other duties as assigned for company business needs. Compensation

5+ years’ experience with Affordable Housing file preparation, audit and training, including Project Based Section 8, LIHTC, Bond, HOME and 236. Intermediate level experience with OneSite Leasing and Rents. Understanding of Budgeting and Financial Management. Ability to travel (including overnight travel) approximately 50% of working hours to assigned sites. About Us
