Overview The Key Holder responds to tenant requests to unlock their apartment, unlocks or locks the community room when applicable, conducts basic building safety checks, and performs other observation duties as assigned by the Property Manager. The Key Holder must never share or lend the Master Key under any circumstances. The Master Key must remain accessible only to the designated Key Holder and not to any family members. Keys may only be used for authorized CHS purposes as outlined in this role. The Key Holder must notify the Property Manager of any key use immediately, and no later than within 24 hours.

This position requires living on site and being available in person or by phone when staff are not on site. It is an on‑call position compensated at $16.66 per hour.

Responsibilities Provide lock out service coverage as needed, and when available. (It is recognized that the Key Holder will be away from the property at times. A tenant may have to wait to be let into their building and/or apartment if the Key Holder is away from the property.) Responsibly respond to emergencies on the property, as should any other responsible tenant.

Call 911 in case of fire, gas fumes, life threatening concerns, safety issues for residents, buildings, grounds, or other related emergencies.

Notify Property Manager by phone of any incident or emergency situation. If the Property Manager is not available, contact the next management personnel identified on the call list.

Alert Management to areas of concern, either observed or mentioned by other residents.

Use the Key Holder pass key: 1. In the case of an emergency 2. If a resident locks him/herself out of his/her apartment and requests help to gain entry. Key Holder will accompany tenant to provide entry. The tenant (or requester) must be confirmed to be on the lease prior to providing entry by contacting the Property Manager.

Unlock/lock Community room for after hour or weekend reservations.

Perform light janitorial duties as needed during holiday weekends or when other staff are not available, e.g. clean up spills in public areas, if seen.

If door(s) are found to be unlocked, the Key Holder should lock it or contact maintenance and check other doors, including the perimeter of the building, to ensure they are locked.

Become familiar with landlord/tenant law and the actions that are permissible for landlords.

Maintain cooperative relationships with residents.

Support a positive, team‑oriented work environment.

Meet and greet property visitors, in a friendly and courteous manner as requested.

Communicate or meet with the Property Manager regularly.

Maintain good records of Key Holder activity each day via timecard with time in/out and purpose of the work time. Must include unit number and resident name for all lock outs, and similar details for all other incidents such as location on property, residents and guests involved, etc.

Job Conditions This position requires the employee to work in an environment where there may be exposure to blood, bodily fluids, and other potentially infectious material. Other exposures could include cleaning supplies, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors. Other working conditions may include interruptions, working alone, evening or weekend work responding to emergencies and working on‑call.

Ability to understand custodial and maintenance manuals and apply the concepts.

Ability to assess maintenance emergencies and make judgments about appropriate immediate and longer‑term responses.

Ability to observe safety rules.

Ability to drive a vehicle up to 20 feet in length.

Ability to climb ladders and work in high places.

Ability to walk, kneel, climb, stand, crouch, stoop, reach, push, pull and other related activities associated with maintenance work.

Ability to lift loads not normally exceeding 50 pounds.

Ability to lift up to 100 pounds together with a team member.

Ability to handwrite legibly.

Ability to prioritize multiple tasks, and to plan, schedule and follow‑through on projects.

Ability to work independently and as a team member.

Manual dexterity to handle tools, make small adjustments, etc.

Ability to work occasionally in poor weather conditions, including heat, cold, rain and snow.

Minimum Qualifications

Key Holder must live on site, and household must meet all criteria to qualify for residency.

Ability to pay agreed‑upon monthly rent in a timely manner.

Able to maintain good standing as a tenant.

Available outside of regular business hours to assist with lock outs, check buildings and respond to emergencies.

Must be able to maintain a positive customer service style and respond to all tenants in a consistently courteous manner.

Ability to pass criminal background check.

Ability to work with individuals from different backgrounds.

Professional demeanor and the ability to maintain professional boundaries.

NOTE: The duties of this position and this agreement may be canceled at any time. Reasons for cancellation could include no longer needing the position, conflict of interest, and/or inability to carry out the above‑mentioned duties.
