SUMMARY The Asset Management Specialist is responsible for ensuring the proper functioning, safety, and reliability of the District’s buildings, systems, vehicles, and equipment. This role performs preventive maintenance, repairs, and general upkeep across multiple trades, including plumbing, HVAC, electrical, carpentry, and mechanical systems. The position also manages supply ordering and inventory, ensuring critical materials and equipment are available for uninterrupted operations.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Conducts preventive maintenance on buildings, equipment, and systems to ensure safety, efficiency, and longevity.

Orders and maintains supplies, tools, and inventory needed for facilities and equipment upkeep.

Performs plumbing repairs and replacements (fixtures, pipes, valves, etc.).

Maintains and repairs HVAC systems, including troubleshooting and seasonal servicing.

Performs minor electrical work, such as replacing ballasts, switches, outlets, and light fixtures.

Completes carpentry tasks, including door repairs, shelving, furniture adjustments, and minor construction.

Performs scheduled maintenance and testing on backup power generators to ensure operational readiness.

Performs scheduled maintenance on booster pumps and associated booster pump station appurtenances.

Responds to and resolves maintenance issues, coordinates repairs and work orders.Coordinates with outside vendors and contractors for various facility maintenance and construction projects.

Assists with facility safety inspections, ensuring compliance with applicable standards.

Maintains accurate maintenance records and work logs.

Coordinates fleet management operations under the direction of the fleet manager, including vehicle assignment, maintenance scheduling, inspections, fuel usage, registration, and compliance.

Supports special projects and other duties as assigned by management.

SUPERVISORY RESPONSIBILITIES This job has no supervisory responsibilities.

EDUCATION AND/OR EXPERIENCE High school diploma or GED equivalent required. At least five years of building and facilities maintenance experience.

KNOWLEDGE, SKILLS & ABILITIES

Basic understanding of typical facility equipment. (HVAC, Plumbing, Electrical, Yard)

Communicate orally with individuals and groups in face-to-face, one-on-one settings, in group settings, or using electronic and digital media.

Work cooperatively with JCSUD management and fellow employees.

Work safely without presenting a direct threat to the self, others or the system.
