Under the general guidance and leadership of the Director of Logistics, this position performs highly skilled maintenance, repair, installation and troubleshooting of HVAC systems and related electrical and plumbing components. The Trades Worker III will also perform advanced work across multiple trades, including carpentry, painting, welding and general facility maintenance, ensuring the safe and efficient operation of City-owned buildings. This position is designated as an emergency essential position that requires performance of emergency duties and actions to prepare, repair and recover the City before, during and after any adverse storm events (hurricane, tornado, tropical storm, winter storm, severe thunderstorm, flash flooding etc.) or other conditions (natural or manmade). ESSENTIAL DUTIES To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Inspect, test, diagnose and repair HVAC systems and components. Program and interface HVAC control systems, including electronic, electrical and pneumatic controls. Install conduits, wiring, fixtures, switches, sensors and outlets according to codes and blueprints. Perform preventive and emergency maintenance on motors, pumps, condensers, boilers, heaters and controls. Troubleshoot and repair plumbing systems, including installation of pipes, fixtures and emergency response to leaks. Provide technical advice, cost estimates and recommendations for repairs and new installations. Perform general carpentry, painting, welding, and building maintenance tasks (walls, ceilings, doors, windows, furniture, trim, stairs, cabinets and surfaces). Support construction, demolition, renovation and facility modifications. Maintain accurate records of inspections, work performed and maintenance schedules. Respond promptly to urgent maintenance issues to minimize disruptions. Collaborate with other staff to ensure safe and efficient building operations. Comply with all safety regulations, building codes, City policies and OSHA standards. Participate in mandatory Emergency Standby Duty and respond to after-hours calls. Perform other duties as assigned. KNOWLEDGE, SKILLS AND ABILITIES Advanced knowledge of HVAC systems, including diagnostics, repair and control environments, including the safe repair and operations of equipment. Strong working knowledge of plumbing, electrical, carpentry, welding and masonry trades. Ability to read and interpret blueprints, schematics and technical documents. Skilled in troubleshooting complex system failures across multiple trades. Knowledge of occupational hazards, safety standards and regulatory codes. Proficient in the use of hand and power tools and Computerized Maintenance Management Systems. Competent in Microsoft Office (Word, Excel, PowerPoint, Outlook). Physical ability to lift heavy equipment, work in confined spaces and operate at heights. Strong teamwork and communication skills with the ability to work independently. Skills in troubleshooting and analyzing issues to determine solutions. Communication skills are critical as they relate to fellow team members, internal/external customers and general public both orally and in writing. Strong ability with basic and advanced hand tools, including those used specifically in HVAC systems. Ability to utilize all types of tools necessary for the safe and efficient repair and maintenance of HVAC systems. Strong teamwork and communication skills with the ability to work independently. Graduation from high school or possession of an acceptable equivalency diploma. Technical or Trade School Graduation or Certification preferred. Three (3) years of experience in the operation and maintenance of heating, ventilation, air conditioning, and refrigeration systems, including in a building maintenance setting. One (1) year of experience in various related trades such as carpentry, plumbing or construction preferred. Universal EPA Section 608 certification or Type I and Type II EPA Section 608 certification (or ability to obtain within 90 days). Class B CDL license with airbrake endorsement preferred. Valid Driver’s License. A comparable amount of training or experience may be substituted for the minimum qualifications.
