Job Overview Beachland Homes, a premier builder within the AR Homes® Network, is seeking an experienced Luxury Residential Construction Manager to oversee the on‑site construction of our custom luxury homes. This role plays a critical part in delivering exceptional craftsmanship, maintaining precise schedules, and ensuring an outstanding homeowner experience from groundbreaking through closing.

Position Overview The Construction Manager is responsible for managing all on‑site construction activities, ensuring each home is built to company standards, delivered on schedule, and maintained within budget. This role works closely with the Project Manager, subcontractors, and homeowners to uphold quality, safety, and communication at every phase of construction.

Key Responsibilities

Planning & Scheduling

Collaborate with the Project Manager to review and maintain accurate construction schedules.

Ensure projects start on time and proactively address potential delays.

Update construction schedules daily and communicate changes clearly.

Quality Control & Craftsmanship

Thoroughly review construction plans and job selections.

Cross‑check selections against plans and identify discrepancies.

Verify framing, dimensions, and layout accuracy at each phase.

Ensure all work meets or exceeds company and model home standards.

Subcontractor Oversight

Conduct phase‑specific walkthroughs with subcontractors prior to work commencement.

Set expectations using ARH Scope of Work, Construction Practices, and Production Checklists.

Monitor subcontractor performance and recommend adjustments as needed.

Homeowner Communication & Experience

Lead pre‑construction and frame walk meetings with homeowners.

Provide regular progress updates, schedules, and photos via the Customer Portal.

Manage the Gold Standard Closing process (five or fewer cosmetic issues at closing, resolved within 15 days).

Follow up weekly with homeowners for a minimum of four weeks post‑closing.

Jobsite Safety & Cleanliness

Maintain organized, safe jobsites in compliance with safety regulations.

Conduct and document safety meetings with subcontractors.

Ensure jobsite cleanup meets scope of work requirements.

Verify, secure, and protect all material deliveries.

Manage returns and prevent material loss.

Issue purchase orders prior to any work or material orders (no work proceeds without a PO number).

Change Order Management

Communicate homeowner‑requested changes to the Project Manager.

Obtain signed change orders before work begins.

Qualifications

Proven experience as a Construction Manager or in a similar residential homebuilding role.

Strong ability to read and interpret blueprints, construction documents, and scopes of work.

Solid understanding of residential building codes, safety standards, and best practices.

Strong leadership, organization, and communication skills.

Ability to manage multiple projects and meet deadlines.

Proficiency with construction management software and scheduling tools.
