Responsibilities

Completes all needed repairs and improvements to apartment homes prior to resident move‑in by following the community’s make‑ready checklist.

Ensures apartment homes have been properly caulked and sealed around windows, sink areas, toilets, bathtubs, and showers.

Inspects all sheetrock for damage and repairs and/or replaces as needed.

Performs touch‑up paints for vacant and occupied units as directed by Service Supervisor or Community Manager.

Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.

Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials and supplies, and practicing correct use of tools and equipment.

Completes make‑ready checklist and all other required maintenance documentation in a timely manner as required by the Supervisor or Manager.

Complies with Capstone’s safety and risk‑management policies by attending and participating in routine safety meetings, completing required OSHA training and other safety‑related requirements, and reporting accidents and incidents promptly and accurately.

Demonstrates customer‑service skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.

Promotes a positive image of the apartment community and management company.

Qualifications

Prior make‑ready experience.

Other Qualifications May Be Required CRIMINAL HISTORY RECORD: If an offer of employment is made and accepted, continued employment will be contingent upon the satisfactory results of a thorough Criminal History Record Check(s). It is Capstone’s policy to not employ individuals who have been convicted of misdemeanor or felony offenses involving (a) illegal drug use, (b) public indecency, (c) theft, or (d) crimes against persons or property. Also, it is Capstone’s policy to not employ individuals who have any criminal history not disclosed by the applicant on the employment application. In special situations, we may make exceptions to the "no criminal history" policy, depending on the nature of the crime, how many years ago the crime occurred, the total number of crimes committed and other factors. Moving traffic violations will not be considered except for reckless driving, driving while intoxicated or excessive red light or speeding violations.

DRUG SCREENING: If an offer of employment is made and accepted, continued employment will be contingent upon the satisfactory results of a drug screen test. It is Capstone’s policy to not employ individuals who test positive for illegal drug use or alcohol abuse.
